Hercesa, 35 years of business excellence.

Since 1975, Hercesa has developed its real estate activity in the residential, industrial and tertiary sectors in Spain but this development has also been international since the year 2004. More than 11,000 housings which have been handed over and the customer-oriented policy, offering the best product at the best price, certify the experience of this company during its 35 years of business excellence.

Currently, its portfolio has about 30,000 developing housings in Spain, Portugal, Romania, Bulgaria, Czech Republic, Poland, Morocco, Ecuador, Mexico and Panama. 

Hercesa has based its business strategy on market diversification, on the basis of three fundamental pillars:

• First, betting actively on the social housing home sector, with a portfolio of more than 4,500 subsidized housings in Spain. This subsidized housing portfolio comprises houses included within the agreements kept with the public administration: City Councils and Autonomous Communities.

• Second, the non-residential sector. Within its industrial and tertiary activity, Hercesa Empresas manages 9 million square meters of industrial land, while it promotes and builds hotels, shopping malls, business parks, office buildings and an old people´ s home, among others.    
• And third, the investment in foreign markets, starting in the year 2004 with the purchase of the Hotel Cismigiu in Romania. Hercesa is internationally growing through Hercesa Internacional. Its aim is to undertake projects in the short, medium and long-term, based on the opportunities and moments of different markets, diversifying risk and product, under the same business model and with the experience of Hercesa.
Hercesa acts as a project manager, that is, it buys plots,  generally in the beginnings of its urban definition, involving a number of performances such as soil qualification and its urban development, performance of urbanization and building work, marketing and after-sale. So that it controls each and every stage of its projects, ensuring quality in every one of them. The fact that this works are focused towards time management and optimization requires a thorough knowledge of the characteristics of the real estate sectors.

Hercesa is defined by an innovative professional management, which is totally customer and quality-oriented. It is the first Spanish developer that has been awarded double quality certification Bureau Veritas Quality International and AENOR, which verifies that the system of quality assurance adopted by Hercesa for its property development, management, sale and leasing activities exceeds the requirements of the ISO 9001:2008.
The highly-experienced workforce of Hercesa, with more than 350 employees in 10 countries, keeps an exhaustive monitoring in all its promotions´ implementation stages, from the architectural design to final deliver of housings, which has turned it into a benchmark in the real estate sector and has given it a well-deserved renown among its clients by fulfilling its commitments.

Commitment to society.

Hercesa´ s commitment to society is developed through Fundación Hercesa and the Club Deportivo Hercesa. The Corporate Social Responsibility Policy is focused on an important contribution to the integration of young people, deprived population and people with difficulties in accessing the labour market through training programmes to qualify them professionally; and the integration of people with disabilities is also promoted through practicing sport.   

These initiatives are added to collaborations with foundations working in social, cultural and environmental fields in Spain and other countries, such as Fundación Vicente Ferrer, Proyecto Hombre,  Fundación O’Belen, Fundación Apadrina un Árbol and Fundación Universidad de Alcalá.
